We work on the buyer’s side. We turn your brief into a search with licensed agents, organise viewings around your diary, and coordinate lawyers, surveyors, notaires, banks and interior teams through to completion and the first night in.

Search brief: Location, privacy, views, rooms for staff and guests, schools nearby: a written brief shared with carefully selected licensed agents, including for discreet, off-market opportunities where they exist.
Viewings: Grouped viewings on a single day or weekend, with transport, notes and a shortlist you can compare.
London: Conveyancing through English solicitors, surveys, and Stamp Duty Land Tax, which carries surcharges for additional properties and non-residents. Your solicitor confirms the figures.
Dubai: Purchases registered with the Dubai Land Department, which charges a transfer fee of 4% of the price, plus agency and registration costs. Off-plan and ready properties follow different steps.
France & the Riviera: An offer, a preliminary contract with a statutory 10-day cooling-off period for buyers of residential property, and completion before a notaire. Read our Riviera buying guide.

Rules and thresholds change; always confirm current requirements with the relevant authority or adviser.

Property acquisition: questions

Are you an estate agent?

No. We work for the buyer and coordinate licensed estate agents, lawyers and notaires. Agency fees and professional fees are paid directly to them.

Can you find off-market properties?

Many prime properties are marketed discreetly by established agencies. We brief carefully selected agents so that suitable private opportunities reach you, without any guarantee that one will exist for every brief.

What does it cost to buy in Dubai?

Beyond the price, buyers usually pay the Dubai Land Department transfer fee of 4%, registration and trustee fees, and agency commission. Your adviser confirms the current figures.

How does buying in France work?

After an accepted offer, buyer and seller sign a preliminary contract; buyers of residential property have a 10-day cooling-off period; completion takes place before a notaire, usually a few months later.

Can you manage the property after purchase?

We introduce property managers, staff agencies and maintenance providers, and coordinate them as part of our Private Office service.
